Warehouse Developer Clears Hurdle, to Proceed With Manor Project

Dalfen Industrial has worked out an agreement with Manor, to build an industrial park under Manor’s rules instead of building under Austin’s rules. A new Texas law allows landowners in adjacent towns to pick and choose its town of choice. Dalfen now hopes to convert the site of the former Manor Downs horse racetrack into warehouses, in Manor.

The plan includes six spec buildings — ranging from 84,000 to 500,000 square feet — along with a community area that includes an amphitheater that would be developed by the city of Manor.

The Austin Business Journal reports the area surrounding the track has boomed, with much of the growth focused around State Highway 130, where Elon Musk’s Tesla Inc. is located. Dalfen itself has already had a big impact in the Austin area. The company developed the 800,000-square-foot Airport Logistics Center at 6106 Ross Road in Del Valle, where furniture maker Four Hands LLC leased 570,489 square feet last year.
