Cabot Snags Inland Empire Industrial 4-Pack for $202M

Cabot Properties acquired the IE 4-Pack portfolio, four Class A industrial assets spanning the Ontario, Fontana and San Bernardino submarkets of the Inland Empire for 2.1 million. The 669,057-square-foot portfolio was acquired from a private institutional seller.
Colliers’ West Industrial Capital Markets Team, including vice chair Michael Kendall, SVP Gian Bruno, VP Kenny Patricia, and associate Kylie Jones, in partnership with vice chairs Thomas Taylor and Steve Bellitti and EVP Joey Jones, marketed the property and led the disposition and acquisition process.
“This transaction is a textbook case study on the Inland Empire industrial market in 2024, as it showcases two of the most dynamic and active institutional investors in Cabot and the seller, as well as the ability to find a win-win outcome in a fast-moving, data-driven investment market such as Southern California,” said Kendall.
Two of the portfolio’s properties are located in Ontario: the 263,670-square-foot 1670 Champagne Ave. and the 147,484-square-foot 1651 S. Carlos Ave. The portfolio also includes 10917 Cherry Ave. in Fontana and 750 S. Valley View Ave. in San Bernardino
